Sometimes people ask questions like is a surveyor or valuer restricted by a specific distance or geography, e.g within 25 miles.
Under the RICS Rules of Conduct under Rule 2 it states:
“Members and firms only undertake work that they have the knowledge, skills and resources to carry out competently.”
In the Home Survey Standard Home survey standard (rics.org) this is expanded in more detail under
2.3 Knowledge of locality and nature of property
For valuations the Red Book Global (rics.org) particularly section 2 deals with Member Qualification
None of these references prescribes a specific distance however, only the surveyor will know if they have the relevant ‘expertise, skills, knowledge’ etc of the local area and type of property. Sometimes it may be necessary to combine skills from different surveyors for fairly unique properties
