 Valuation of football pitches for local club

Good afternoon

I have been asked to value 2 football pitches and a small pavilion for a local football club.

Has anyone undertaken something similar recently and could offer me some guidance?

Hello,

Not done something similar before but I am aware, that football clubs exchange hands quite regularly. The issue here is whether the football pitch and the pavilion are being valued independently

Try the valuers with the local authortities near you. 

Cardiff Council have an artificial grass football pitch near my office - it is charged out on an hourly rate. That cost is horrendous, if you're a local club trying to keep youths off the street ! Arthur

Hi Richard, what is the purpose of the valuation (financial reporting, market value, insurance value)? What are are the asset classes subject to valuation (land, buildings, other improvements)?

The methods of valuation is income approach .Consider the demand of 2 football pitches and a small pavilion for a local football club in local; area.

Martin asked the right questions. What is the purpose of the valuation? MR will end up with comps of very small portions as these are normally from green spaces owned by energy companies for example, on the basis that it is used only for sporting activities. 

MV may present you with a more complex approach possible DRC/contractors or residual if permitted. Ultimately, the purpose or bases of valuation is the first stage.

This could well include the profits method. For larger stadia and football clubs this would be the approach but smaller just football pitches is a different view.

I've valued a rugby facility in my local town. The way I approached it was to say that if they wanted to replace this facility what would they have to pay for land, and I judged that they would likely to look to buy level, well drained agricultural land on the edge of the town. I was fortunate that there had been two or three recent sales of blocks of land like this, along the town boundary over the last few years, so comparables were available.

I was also fortunate that I didn't need to value the pavilion as that was owned by the club. I've valued pavilions in the past for local authority, accounting valuations and generally valued them on a DRC basis.
